Health and safety come first

We treat every home as if it were our own. That includes routine air duct cleaning to help keep the air clean for you, your family and your pets, and arranging water quality testing when it's needed. If your water ever looks, smells or tastes different, let us know and we'll have it tested.

We do our part, and we ask you to do yours. Replacing HVAC filters on time, testing smoke detectors and reporting leaks early keeps the air clean, the systems running and your home safe. Your lease lists the routine tasks and how often to do them.

Our homes are part of real neighborhoods, and we want every resident to be someone the neighbors are glad to live next to. We ask everyone who rents from us to keep noise reasonable, keep the home and yard cared for, park considerately, follow HOA and local rules, and treat neighbors with courtesy and respect. These expectations are part of every lease.

  1. Ask about availability

    Send a message with the area you're interested in, your move-in date and how many people will live in the home.

  2. Tour the home

    We schedule a showing at a time that works for you, and answer your questions in person.

  3. Apply

    Complete a rental application. Every applicant is reviewed against the same written criteria, which we share before you apply.

  4. Sign and move in

    Sign your lease, pay the deposit and first month's rent, and pick up your keys. We offer a move-in walk-through so we can note the home's condition together.

We hand you a clean, well-cared-for home. We ask that you care for it as if it were your own, so it's just as welcoming for the next family. Normal wear and tear is expected. Care and respect are all we ask.

These tips are general guidance to help you care for your home. They don't change or replace your lease. If anything here differs from your lease, your lease controls.

Moving in

  • Set up electric, gas, water and internet in your name before move-in, unless your lease says otherwise.
  • Get renter's insurance. It protects your belongings, which our insurance doesn't cover.
  • Note any existing damage on your move-in inspection and send photos within the first week.
  • Save our emergency number in your phone.
  • Need a mover, cleaner, lawn service or other help? Ask us for local referrals. See the FAQ for details.

Living here

  • Report leaks, drips and anything broken early. Small problems are easier to fix.
  • Replace HVAC filters and smoke detector batteries as your lease describes.
  • Keep a record of routine care, like filter changes and detector tests. It helps us spot problems early and gives you a clear record at move-out. Download the free Home Maintenance Log (PDF)
  • Ask before painting, mounting large items or making changes to the home.
  • Keep the lawn mowed and the yard tidy if your lease makes you responsible for lawn care.
  • If your home is in an HOA, follow its rules on parking, trash, pets and the outside of the home. Violations can bring fines. We give you your HOA's rules and contact information at move-in.
  • If you have pets, keep their vaccinations and licenses up to date as local law requires, and clean up after them.
  • Be a good neighbor: keep noise reasonable, keep shared areas clean, and treat neighbors the way you'd like to be treated.

Moving out

  • Give written notice by the date your lease requires.
  • Clean the home, remove all belongings and return every key.
  • We do a move-out walk-through, and you're welcome to join.
  • Send us your forwarding address so we can return your deposit, with an itemized list of any deductions, within the time your state's law requires.

When is rent due, and how do I pay?

Rent is due on the 1st of each month and is late after the 5th. Pay by Zelle to the address in your welcome letter, and write your street address and the month in the memo.

What counts as an emergency?

Anything that threatens safety or could quickly damage the home: flooding or an active leak, no heat in cold weather, a gas smell, sparking or burning electrical, or a door or window that won't lock. Call (614) 446-2407. For fire or a gas smell, leave the home and call 911 first.

How fast are repairs handled?

Emergencies are our top priority. For everything else, we aim to reply to repair emails within one business day and schedule the work as soon as reasonably possible. We use licensed, qualified professionals for work that requires them.

Do I pay for repairs?

We take care of the repairs that keep your home safe and working. Some repairs may include a small tenant charge as described in your lease, and damage caused by residents, guests or pets is billed to the resident.

Do I need renter's insurance?

We strongly recommend it, and some leases require it. Our insurance covers the building, not your belongings, and a basic policy is usually inexpensive.

Can I have a pet?

It depends on the home and your lease. Ask us before bringing a pet home. Approved pets must have current vaccinations and licenses as local law requires. Service animals and assistance animals are not considered pets.

Can you recommend local service providers?

Yes. Whatever you need, whether it's movers, cleaners, lawn mowing, pet care or other services, we're happy to share names of local providers. Any agreement, payment or work is strictly between you and the provider you choose. E & E Associates Holdings isn't a party to that arrangement and isn't responsible for their services, pricing or results.

How do I renew my lease?

We reach out before your lease ends to talk about renewing. If you'd like to plan ahead, send us a message any time.

How do I get my security deposit back?

Leave the home clean and undamaged beyond normal wear and tear, return all keys and send us your forwarding address. We return your deposit, with an itemized list of any deductions, within the time your state's law requires.

Can I make changes to the home?

Please ask first. Painting, mounting TVs, changing locks and similar changes need written approval.
